Why students use it

The parts of renting that usually go wrong, handled.

  • Verified listings, coming later

Nobody checks a landlord yet, so no listing wears a badge. We're building the check: landlord and address confirmed by a teammate before anything is called verified. No bait, no ghosts, no “just send the deposit” is the standard we're building toward.

  • Real local listings

Distance and walk time are measured from the campus you pick, not from a pin somewhere downtown. Streetcar stops are marked.

  • Transparent pricing

Rent, fees, deposit, and which utilities you pay are shown before you ask. The number you see is the number you sign for.

  • Built for student life

Filters for lease length, lease takeovers, roommates, furnished, and semester timing. “Available now” means nothing if you move in August.

Viable or marginal is our team's call after checking the rent, the lease and the walk home. Guidance from Tulane students, not a guarantee. Every place, person and price here is an example.

How Off Uptown works

Three steps from “I need a place” to keys in hand.

  1. Search by campus and lifestyle

Tell us your school, your move-in month, your budget, and how you actually live: early labs, late shifts, a bike, a car, a dog. We only show places that work for that.

  2. Compare places that fit

Every listing shows the full monthly cost, the walk or streetcar time to campus, and the lease terms in the same layout, so you can compare three places in three minutes.

  3. Move in with confidence

Request a tour, ask the landlord your questions in one thread, and sign a lease you’ve actually read. We flag the clauses worth a second look before you do.

Know the blocks

Uptown isn’t one neighborhood. Pick the one that fits your week.

Distances are from Tulane’s main gate on St. Charles. Rent ranges reflect sample listings for the unit sizes shown.

  • Blue and white tile letters spelling Freret set into a sidewalk

    Freret Street

    0.3 to 0.7 mi$1,500 to $2,400 1 to 2 bed

Coffee, tacos, a Friday market, and a corridor that gets loud on weekends. Shotgun doubles and apartments over shops, most of them walkable to class.

  • Olive green St. Charles streetcar passing under live oaks, Uptown New Orleans

    Riverbend and Maple

    0.8 to 1.3 mi$1,700 to $3,000 2 to 3 bed

Where Uptown bends with the river. Maple Street bars and bakeries, the streetcar’s turn onto Carrollton, and bigger houses meant for a group.

  • The Tree of Life live oak in Audubon Park, its branches spreading to the ground

    Audubon

    0.2 to 0.6 mi$1,600 to $2,600 1 to 2 bed

The quiet side of campus. Oak-lined blocks, the park across St. Charles, and landlords who have rented to students for decades. Fewer late nights, higher rents.

  • Raised bungalow with a red tile roof and brick steps under oak trees on Napoleon Avenue, Broadmoor

    Broadmoor

    1.4 to 2.0 mi$1,300 to $2,000 2 to 3 bed

More room for less, a bike ride up Napoleon or Jefferson. Ask about flood history and elevation before you sign on any ground-floor unit.

For property owners

Get your place in front of students who are actually looking.

Renters on Off Uptown have already told us their campus, budget, group size, and move-in date. When your listing fits, they see it, and you hear from people who can actually sign.

Free to list. We don't charge for leads.

Student with a lease to hand off?

  • Post once, in plain terms

Add photos, rent, fees, deposit, and lease length. We lay it out the way students compare places, so you answer fewer of the same questions.

  • Verification is coming

We're building the check: you and the address confirmed by a teammate before a listing is called verified. Until then listings say "not yet verified," and nothing goes up without you hearing from us first.

  • Flagged in the open

Every listing shows its flag, viable or marginal, with a one-line why. You see the same line students see, so there are no surprises.

  • Inquiries that come with context

Every tour request arrives with the renter’s move-in date and group size attached. No-shows and cancellations follow a clear, posted policy.

Saturday tour, 11 am or 2 pm

Hi Ms. Dupré. My roommate Tess and I would love to see the upstairs half this Saturday. My mom is co-signing from Houston and would like to read the lease before we tour, if that's possible.

Every request arrives with the student's Tulane email, move-in date, group size and budget already filled in. You reply once, to someone who can actually sign.

Example stories

Less time scrolling, more time deciding.

  • Tess and I messaged three places on a Sunday night. Two answered by Monday with a Saturday tour. Nobody asked us to call anyone, and the $2,100 on the card was the $2,100 in the lease.

Maya Sophomore, Public Health · first off-campus search

  • Four of us, one group chat, zero agreement. The card already said $850 each and where the car goes, so the vote took ten minutes instead of a month.

Devin Junior, Architecture · works 20 hours a week

  • I needed someone to take my lease before Madrid. Posting took five minutes, my landlord's approval was already on the listing, and the person who took it put her move-in date in her first message.

Sofia Senior, Finance · handing off a lease

  • I co-signed from Houston. I could see who the landlord was and read the lease before anyone toured. That is what I needed to say yes.

    Ruth Maya's mom · co-signer

Maya, Devin, Sofia and Ruth are example people we designed the app around, not customers yet. Real stories TODO.
